2025 Market and Feasibility Study
BOISE, Idaho (October 23, 2025)- The Greater Boise Auditorium District hosted a community presentation on October 16 of key findings from the 2025 Market and Feasibility Study conducted by Johnson Consulting.
As part of its due diligence to assess future investment opportunities, the District retained the real estate and hospitality consulting firm in the spring to assess the feasibility of several product opportunities within the market.
“We are excited to better understand the research and market opportunities outlined in the study by Johnson Consulting,” said Cody Lund, Executive Director of Boise Centre and the Greater Boise Auditorium District. “The District is early in the process of evaluating a potential future project or investment and completing the study is an important first step.”
Johnson Consulting evaluated five statutorily allowable products to determine whether they could be viable for the District based on limited resources, the need for financial stability, and greatest local economic impact. The firm also analyzed how market trends could inform programming strategies, the expected levels of demand for different facilities, and the projected economic impact.
The products analyzed included:
- Expanding and/or renovating existing Boise Centre facilities
- Building a sister convention center facility
- Building an indoor multi-sports center
- Building a hybrid sports and events center
- Building a performing arts center
The consultants engaged with District stakeholders including hoteliers, developers, tourism organizations, business and community leaders, economic development groups, performing arts groups, university and sports venue operators, and current Boise Centre clients. They also analyzed the following data and considerations:
- Demographic and market analysis, including economics, demand generators and growth opportunities
- Competitive market analysis
- Opportunities to optimize Boise Centre and explore facility expansions
At the conclusion of the study, Johnson Consulting identified two project opportunities that could drive more visitation and tax revenues and provide improved amenities for the community: an expansion of Boise Centre to allow for more and larger events and reduce lost business, and an indoor sports facility that could generate increased regional tourism and meet local recreation needs.
The study will inform decisions by the District’s elected board as they evaluate potential projects that maximize local economic impact and community benefit while maintaining financial sustainability. The board will update its Strategic Plan in November and December, and in setting its long-term priorities will take into consideration the insights from the study as well as community and stakeholder input. Those priorities will provide a framework for the District’s exploratory committee to move forward in evaluating potential projects and land opportunities.
